It may be Time to Purchase Your First Home. The market is ripe for a real deal. Here are some first time home buyer tips for new parents.
Think it Over
Before you make an investment of this magnitude, be sure that you have thought it through. A financial planner might not be a bad investment at this point in time. Granted, you want room for your family to grow. But is the purchase of a new home realistically in your financial future? After let’s say, five years of paying on a mortgage, would you have been better off renting? Checking with a financial planner is the biggest tip of all. Make sure that you can before you do. If you decide that it’s something you can afford find yourself a real estate agent, shop the classifieds, drive around the town that you’re considering moving to (you’re not only checking out houses for sale but schools, traffic, shops, and getting a general feel for the area).
FHA and HUD
The Federal Housing Administration and HUD are great places to check with if you’re a first time home buyer. As of right now, the Federal gov’t is only giving the first time home buyer credit to persons that either have been or are at this time active service duty members, so unless you fit the bill, that’s not an option.
And if you are unfortunate enough to run into a pushy real estate salesperson, do yourself a favor and walk away. It’s not worth it. Be sure the house is sound, get it inspected. Check for watermarks on basement walls and have old utility bills looked up to see what you can expect. If the house costs a fortune to cool and heat, it’s no longer a deal.
